Comparative market analysis vs. home valuation

Our free appraisals are comparative market analyses (CMA), that is, we’ll estimate the value of your home by researching what is happening in your area, adjusted for differences between your house and your neighbours. By understanding your local market trends, we’ll get a better understanding of what your property might sell for.

This is opposed to a full home valuation, which costs money. Here, a licensed appraiser would come to your property and conduct a full inspection, generating a formal opinion of value. This would get you a more accurate valuation which may be required for legal or financial purposes, but takes longer than a CMA and comes at a fee, usually of a few hundred dollars.

CMAs are excellent for getting a quick estimate of a home’s value and setting your expectations around what to sell for. Generally, you would only need a full appraisal if you were sorting out insurance, refinancing a mortgage or fulfilling some other legal requirement (like estate planning).

How do I estimate the value of my own property?

If you’d like to get an idea as to the value of your property before you get a free appraisal, or out of general interest, there are two things you can do:

  • Online valuation tools: A simple online search for ‘property valuation tool <your suburb>’ will get you a list of options, some from real estate companies and some from banks like NAB.
  • Look at recent sales: If you can spot what houses similar in size and condition to yours are selling for in your area, you’ll get an idea as to what yours might sell for too. Find recently sold Sutherland Shire homes here.

How long is a property appraisal valid for?

Officially, property appraisals don’t expire. That said, Sydney’s property market conditions are always changing so it won’t stay relevant forever.

Typically, we would expect a property appraisal to stay at least reasonably accurate for around three months. From three to six months it may still be pretty good, but things will have started to shift. Beyond that, it’s hard to say if your appraisal will still be relevant. This, of course, assumes there are no major changes in the market during that time. Things can change quickly if there’s a big upward or downward trend. Alternatively, if the market stays stable then your valuation may remain accurate for longer.
